HIGH TECH & HIGH TIDES - | A Modern Puzzle in Historic Cape May, NJ


The Challenge: 

We as the clients dreamed of a modern shore house for our family to build summer memories in, and acquired a site in historic Cape May, NJ, that was a true puzzle. Tucked away on a non-conforming lot, accessible only by a narrow easement, the property was constrained by strict historic board regulations and new, demanding FEMA flood standards. The challenge was to create a sense of light, openness, and modern living on a site that seemed to resist development at every turn.


The FADE Approach: 

We embraced these constraints as creative opportunities. As Architects, we used the required verticality of the FEMA regulations to our advantage, designing a "tower" with soaring 22-foot ceilings and an open floor plan that floods the interior with light. The design respectfully nods to its Victorian surroundings while providing a distinctly modern living experience. Our expertise in Fabrication was critical for the difficult site. We used prefabricated, high-performance wall panels that were craned into place for precision and speed. Inside, the custom steel loft ladder was digitally designed and fabricated in our shop, then installed as a single, sculptural piece that defines the living space.


The Outcome: 

The Zephyr House is a hidden gem, a complete transformation of an "impossible" lot into a stunning, resilient, and efficient modern home. By navigating the complex puzzle of zoning, historic context, and site logistics, we unlocked the property's true potential. The result is a light-filled sanctuary where our clients and their family can gather, grow, and build generations of summer memories.
