A Vision for Reservoir Hill

The Challenge: 

We were presented with a significant opportunity: a key undeveloped property in the historic Reservoir Hill neighborhood, directly across from the iconic Druid Hill Park. The challenge was to create a vision for this site that would not only be a viable mixed-use development but would also serve as a true asset to the community. This required more than just a building; it required a deep understanding of the neighborhood's needs, history, and potential.

The FADE Approach: 

Our journey began not with drawing, but with listening and research. Our Development expertise was put to work through extensive, on-the-ground analysis: we met with neighbors in person, investigated the rich history of Reservoir Hill, and performed a rigorous assessment of the site's physical capacities and the city's zoning codes. This deep understanding, a form of Education for our team, allowed our Architecture group to create a design that marries community needs with urban opportunity. The proposed scheme is a vibrant mixed-use hub featuring over 100 residential units, street-front retail, and community-focused amenities like a daycare, an outdoor amphitheater, and an innovative spiraling garden integrated into the parking garage. The building's massing is carefully sculpted to capture key views of the park and the downtown skyline, becoming a pseudo-public extension of the park itself. Our Fabrication minds were engaged by creating all the units as modular units that could be craned into place.

The Outcome: 

The result of this feasibility study is a comprehensive and compelling vision for the future of this site. We provided our client with a thoughtful, research-backed design that demonstrates how a new development can honor its historic context, serve its community, and create a beautiful new gateway to one of Baltimore's most cherished parks.
